L-Shape Garden Annexe — No Planning Permission Required

okay I'm here with Alex and Alex you've got a new l-shape annex to show me yes we've already built a small workshop as small workshop a small studio here which demonstrates the team type pad which is mom and dad to living in the garden so it's l-shaped studio it's quite spacious inside okay you can you give me a quick tour this has got four windows [Music] constantly work on these people working so this is 12 foot by a isn't it if I'm this area yeah you know as far as layouts go this could actually be even bigger still couldn't it be now long yeah right so eight foot and then longer yeah and longer up to what 24 320 right sighs then yeah okay so you just pointed through here so this is any other l-shape and that's the toilet over there where you obviously got the kitchen here so kitchen here with the sink a microwave oven that's going inside each other an induction hob there your fridge so everything you need to and then the loop behind you every same bathroom in all our studios with any do one bathroom shower shower sink toilet and a nice hot shower yeah you've got a few grand rails going on as well well grab brows are brilliant because they're very solid and they make the towel rails yeah so when you're in a shower you know rather than somebody say you know could I have grab rails but you're just putting them in any wound them in so yeah there's grab rails everywhere when you're getting in that shower you know yeah okay and they are stellar okay that's great well as I say one bathroom as a general overview then that's that's a big help we can do sir video about the bathroom in the kitchens and stuff yeah so hopefully that's the help

5 meters so to make that fit we've designed this kitchen so we have a 10 mil back under there for examples make sure that the fridge fits in nicely so we've calculated everything that can possibly done on a kitchen and then we're going to fit this kitchen in your house in four or five hours because all the works done here if suddenly we're bringing in a kitchen from housings and opening all the packaging in the work it's just know you're going to use four or five hours are going to turn into two to three days keeping going and the rest cost implications are huge so we do this kitchen we only do that work top because we use the offcuts I don't want to bring in 40 different types and yeah work tops and then going you want this color and you want that color and then we turn over the last not quite the color before we use this yes great granite use a breaker this flashback use the white Clark and well units don't have handles because handles get in the way it makes it all smooth it makes it transport easier it looks fantastic yeah you're gonna spend three times the price and three or four times that's time every aspect has been taken to detailing you if you see if you look up there it's not coincidence exactly yeah took a long time and you were saying that this is a four different sizes of kitchen yeah well it depends on the studio that you buy because on the l-shape you can go six one hundred and seven seven 320 so if your garden is smaller you'd go for the smallest right el-sheikh and you'll go that way but then that's going to reduce so the size of the studio dictates the size of the kids all the floor plans are there every floorplan of a studio like this we do is available for you to view you can have a two-bedroom option right but again you know space is lost or gained in doing here depending on the annex yeah yeah so you might want to bedrooms might be massively important to you but you'll probably compromise the size of your your lounge in achieving them right that's you know but as I say we there's about twelve or fourteen different floor plans that you can have which is the same stuff all linked together again you know that's why that's the same kitchen so we do a small meditation on a smaller studio but we can use and work so the smallest one is about 1820 1800 1800 so it's roughly finished in hundred milligrams okay right so it's there's a smallest one in the night pad that's next door then you've gone 1800 kitchen in there that's the smallest one we do then two meters 500 it's the biggest one okay well then you have got some in between the depends on the floor right okay that's fantastic thank you for that

I'm still here with Alex in the new l-shape annex and we've got the bathroom as well which you did intimated that it's the only bathroom we do can be hand it could be all on this side of the building on that side right depending where you're the orientation have you gotten so it's this studio on that hand but it's always in the corner okay and it's in the corner that's where the water supply and the ground work comes to difficult rate because you're always trying to fight gravity for example with the waist because you want the water to flow away you can't flow walk the hills I can't have a waste pipe down that nd and then always pipe up here and expect me how would I get in a fall yeah so we've got to bring them close together so that's one reason why you've got this kitchen the sink is right next to the think is there you think weights going out your shower and there is a waste pipe coming out your boiler which is just an overflow so all of them are pre done in the workshop before we get to you all them pipes we know that where they go we know where they're going to say decided so we're we're there in the mud in the rain doing your ground work doing your drainage you haven't got a problem we know you know wherever is inefficient nobody Scott you in the head no so with this bathroom it's tried its tested the hardly any mastic used it's a bit of mastic used but mastic is usually there to fill gaps well this is made precisely in our workshop there are no big games so it's nice and tidy and neat finish all the pipe works all conceals it's all nice fighting so easy to keep clean vinyl floor so if somebody did want to do their own bathroom what would they do can I probably end up in a lunatic asylum now they've no I just wouldn't you'd have to supply them an empty studio and let them let them do that it's no coincidence that there's no big bathroom companies out there there's people supplying bathroom materials you you name me and Anglia tight windows in the bathroom industry there's more because it's so difficult to do that's just so many variations yeah there's a huge amount of variation you only have to be 10mil out on something that pipes under pressure and they'll come loose or it doesn't reach it's just is a complicated trade it's complicated industry to get it all perfect yeah so if you want to do your own bathroom you would be buying an empty studio we wouldn't they be pointless t-this stood this bathroom is all the plumbing is done before the walls go up all the Plumbing's done before it isn't build the room and then and the bathroom it's built the bathroom and then build the room around it yes that's what makes it that's why there's no because it's very compact as well isn't it yeah oh I don't think is this how big your 6 11 16 16 on the outside there so inside we're 1,100 we've got a shower tray that's one meter by seven sixty all the look how neat that is that's gonna be a joy to keep clean this is gonna be easy no junctions you know yep whereas you do a bathroom they end up with a corner or something missing and it's your mess stick in it trying to stop war going down it mastic just two clicks doesn't have the mold and yeah it does a job is it stops water going down but its job is to stop war penetration if you're starting to use it all over the bathroom you're filling gaps with it yeah because you didn't cut your stuff right so we try to avoid that and you know we use a bit of caulk around here where it's painted it to make it look neat and tidy it's just a little bit of mastic used in there remember other things we might want to take this away oh yeah of course yeah cuz it's all portable isn't it yeah so we could take this bathroom down so if somebody built their own bathroom there's no way you'd better do that yeah this bathroom was designed to be put back on a pallet so circumstances change take you away yeah that's the thing we have taken them away yeah it's a big aspect isn't it yeah so we've got the shower there then just a little cupboard storage cupboard okay and you just do you just switch that on and off yourself yeah all right okay my witness morning you can come in and the main light switches on a pull cord yes okay and that's the boiler cupboard oh don't suppose people would actually would they switch their this only not here no you just keep it turned on it's very efficient keeping the war you wouldn't have it on if you got away for a table we're about 15 minutes and how long a shower would that give you roughly eight to nine minutes right and then if there was a queue of people yeah generally by the time that person has got dried and got another person has gone in yeah but you know I have a shower it's not a multi-use building no it's designed for one possibly two people yeah you start putting more people in than you it's not what we had in mind although the seven of us in here the other night honestly I mean I'm in a meeting and it was it felt very spacious didn't know yeah I mean we're very pleased with it because it is small it is compact it does use materials very wisely you know probably the early days it's gonna take three to four days looking at a three-day installation I mean even one this big even one this big yeah two three teams three days week we want to get in get it done get out yeah you know and then that's proved it's a
