Pat's L-shape annexe — back in safe hands
Lincoln L-Shape Garden Annexe
After losing a £20,000 deposit to a rogue builder, Pat turned to Booths for a Lincoln L-shape annexe — installed within 5 days and securing her in 'safe hands'.
Pat’s story begins with a rogue builder who took a £20,000 deposit in December but delivered poor-quality work, eventually ceasing contact and then demanding a further £36,000. After this traumatic experience, a family friend recommended Booths Garden Studios.
Pat contracted with Booths for their Lincoln L-Shape annexe (24’ x 8’ / 12’ x 8’). She praised their professionalism, saying “the guys were brilliant” and “the communication was excellent.” The installation was remarkably swift, completed within approximately one day.
Pat emphasised feeling “in safe hands” after her previous ordeal and was satisfied with the final result. The case study highlights Booths’ £1,000 deposit policy — a stark contrast to the £20,000 lost to the previous contractor — and notes the Caravan Act compliance that streamlines approval compared with a standard planning application.

Yeah, I want to hear about it. And [laughter] and Pat and we we just had a quick look at Pat where the lads are cracking [clears throat] on with with your new annex. Yeah, yeah.
But the little chat I had with you, you were saying you had a previous builder. Just could you tell me what >> Yes. What happened last February?
I started looking for that annex. I went on to which is based in well the show annex was in Doncaster. I went there and I was I was sold a dream actually.
And I saw the annex that was in his mother-in-law's garden. And then he came over and he managed all the furniture from the property I was selling to fit into the annex which he was supposed to be building for me. And I thought this is wonderful.
And then I sold the property and in November apparently this this company had a strike off at company house. I don't understand it. Yeah.
But I'm just being honest. >> Yeah, that's fine. It's what the kids have taught me.
And they they shouldn't have taken a penny off me but December the 2nd after I sold my house they took 20 grand deposit. They started on January the 19th. Week one we thought it was okay but we hadn't a clue.
Mhm. Week two nobody came. The beginning of week two I phoned David this whatever his sales bloke.
I'll sell I would call him. Can I swear? >> [laughter] >> You swear all you want.
I'll call him anyway. That's mild. >> [laughter] >> So that's what happened.
And so he just said don't I said why aren't they here? Oh they're coming on Monday and Monday which would have been >> [clears throat] >> February. He said it'll be all up and built and insulated by the Friday.
Nobody came the following Monday. So I phoned him. They'll be there Wednesday.
They never came Thursday Wednesday. They came Thursday. They sat in a van till a few lads came out.
I think they're about my grandkids age was about 20 maybe. Looking very professional with a see whatever they got on their kit. Walked up and then they did 45 minutes work and sat in the van waiting for wood.
The wood came they still sat in the van. So they came back Friday. And on Friday I was at work and um they started putting up the wood.
But the end of it was that the wood was on level. It was on these things that weren't suitable. Our wood that it was just a total cock-up, okay?
But they had still got my 20 grand. I mean so my son came over and we live in a hotel now, aren't we? >> Yeah, that's all right.
And he said mom he said I've got to tell you something because we daughter who I'm living with I said the dodgy mom they've got they've got they've got a strike off. And they shouldn't have taken your money. Is it company house?
So I Yeah, they they yeah, they they're not allowed to take the directors weren't supposed to take money off people. They shouldn't have done it. He broke the law.
But for me to get my 20 grand back I would have to take him to court which would cost me money that I haven't got now cuz he took my 20 grand. Yeah. So um we got a threat then my daughter what happened then?
I phoned David he was rude. My son phoned David then he phoned my son. And I'm talking I'm I'm just telling you the whole tale about this experience was.
>> [gasps] >> And then he he said to my son your mom's had a go at me and he said well I don't blame her. And then on the Sunday night my daughter said we'll get the police if you come to this property and they on the Monday they said we want 36,000 pounds. We advise you let us get on with the job.
And that was it. We've not heard a thing since. They've left all the materials which I've paid for obviously.
Was that on top of the 20? No, that they took 20 grand. Sorry I'll tell you that.
They took 20 grand. All this crap came which is I used to order but I would have thought really. I don't know.
And I've not heard a thing. And so I feel that >> It's very traumatic, isn't it? That's my bill.
Mhm. You know I it's horrible. And it's disgra- So then somebody recommended Alex my daughter's friend.
So we go to Corby to see Alex. And that was it. I felt safer.
Because you feel very I've got to a point now I I you don't trust people cuz You're wary of people. You're wary of Yeah, it's horrible. >> People that Yeah.
You know I'm not poor but I'm not rich that I can give some person 20 grand. >> Yeah. And that's my house that my husband have worked for all our lives.
That's come out of that effectively and he's got it. Mhm. So you can tell all your customers I'm very impressed with your men.
Your ground workers we couldn't believe the difference. And yesterday came over for a while I thought I've I've got a still on the mic. Yeah.
And I thought we were so happy last night all of us. Yeah, I agree. >> we drank some red wine.
>> [laughter] >> So you'll see that they're wonderful guys. You know it's how the annex fits in that corner. It's lovely.
Yeah. Yeah and it'll be nearly finished tomorrow. Oh.
So exciting. Well we're we're we'll hopefully come back. Yeah.
We'll do an interview in the studio. >> Well okay. And some red wine hopefully.
Yeah, oh. I'll do >> [laughter] >> a drop of gin. I like a drop of red wine.
He doesn't drink. >> [laughter] >> But this is going to be a few hangovers this house. Yeah.
I can show you. Yeah. Can you put your foot down?
>> Well we're going to look at some of the materials as I say I've got some of the materials >> I know Alex it's just We bought the insulation off you. >> so stressed. I could not believe those people who do this to people they need shooting.
They are an absolute disgrace. Yeah, so we're going to just assess some of the materials you've got >> You've got here today. >> Yeah and so really We'll take some I'm very thank you and the communication these are lovely, aren't they?
Mhm. And I love Tom and the other fellow. Yeah, Tom.
Soft lot. Yeah, yeah. There's nothing he nothing he wouldn't do for you.
I like Tom and I like the other fellow. >> Costin. Costin.
Yeah. Yeah, you've not seen them there. Yeah, we have.
Yeah. So you know and I I can tell you now on this video when I got in from work yesterday I could not believe my eyes it was like what? I thought in a day it's it shocked me.
Yeah. So we're all excited and happy now as a family. Yeah, you have another one of them today?
>> [laughter] >> Hey? You'll have another one of them today? So we'll assess some of the materials that you've got here.
>> yeah. We'll come back when it's all finished. That's fine, love.
Absolutely fine. Thank you so much and it's been great, Alex. Okay, take care.
I don't want to see that on my WhatsApp. >> [laughter] >> Kids laughing at me. You're getting an Oscar.
>> [laughter] >> Well I could see what was going about that fellow I couldn't shut me up. Do you want me to say that? If I could find it.

of these companies. Yeah, I mean >> I don't know why I should be going on about this. This is Well, it's it's It it's just it's annoying that he's approached my friend twice now.
Do you want to go ahead? He started trading again cuz he's paid his tax. Well, that's nice for him, isn't it?
Yeah. I'm really pleased for him. >> owes you 20,000.
>> He owes me 20,000 pound plus stress. Yeah. It's not just the money.
It's everything that's gone with it. Mhm. Um Which we tried to eliminate for you.
>> You eliminated it. You're very good. You took some of the materials you used the What's that thing?
That's right. Think what is that's right. >> pump station.
The pump station. Yeah. And this has turned out lovely.
It has turned out lovely. >> Yeah, you're happy? Yes, I am.
Yeah. Yeah, thank you. Yeah, it looks nice.
>> My friends came the other day. They loved the sliding doors. Oh, did they?
They loved the sliding doors. Yeah, they are popular. Because it's easy to >> Yeah, yeah.
So, and no radiators. I like that as well. >> Yeah.
Yeah. And it was done in a week. I know.
Done in a week. You know, compared to Well, it just dragged on and on and on. I think speed is being, you know, number one thing for me.
>> Well, you can't you can't be just waiting and waiting and they don't come and Yeah. You you're in limbo. I was in limbo.
>> it is stressful. Yeah, it is very You have left my own home, sold it. Have you?
Yes, I'm my own house to put money give money money for my kids and the suppers. Mhm. Had they given you given you any indication of a time frame?
" >> Oh, it was 4 weeks. 4 weeks. I got the whole spiel, 4 weeks.
>> Mhm. Yeah. And I got 1 week out of them where they made a total mess of the garden, didn't they?
Mhm, yeah. That was that was a bit of a I know, but they didn't even do properly what they were supposed do. >> No, no, the drainage was all done wrong.
The drainage was all done wrong. But luckily, Tom and Costin Well, they were brilliant. They just did it.
They came and the men came the second week and just did it. Mhm. And I couldn't believe in a week it was done.
It was like, what? It was, you know, I've obsessed about that a bit. Speed I just don't think I think no matter what you do, if you get a building job done it's stressful.
It is. >> Yeah, so speed eliminates the stress. We can't eliminate the stress, but we can reduce it >> Reduce it, yeah.
>> to a to a time frame that's very short. >> Cuz you trusted people like you to come and do a good job as well. >> Yeah, of course.
That's the other thing. Yeah. And that is where it's I've lost my confidence.
Mhm. To be quite honest, in trades people. Yeah.
Hopefully we've restored a bit of it. >> Oh, you're you're absolutely great. Your company is brilliant, but you know, you have to be very careful who you get to do your annex, who you go to.
Yeah. Um But yeah, I'm quite happy with this. >> How long have you been in?
About a month now, three three weeks I think. >> Right. Yeah, just waiting for the wardrobes to be fitted.
>> okay. Yeah, I love it, yeah. You met Pix.
Pix came down. >> Met Pix, yeah. >> Yeah.
Um After sales. Why did Pix come down? Uh they were struggling to get the washing machine >> machine and the dishwasher.
Um I don't know, it just didn't go in properly, so >> It's difficult the thing with the old kitchens >> It's in now, it's fine. Everything's a tight fit, you know. Yeah, yeah.
>> So, uh you know, Pix came down. >> There's there's a there's a size in the in the building industry. It's basically 2 ft, 4 ft, 6 ft.
Everything's in increments of that, so a washing machine is 2 ft. So, the gap is 2 ft that's left Yeah. when you take a 600 mil cupboard out, the washing machine is 600 mil, so we just and then you try and get the pipes all connected.
It is, you know, I know it is, yeah. fitting kitchens is difficult, but I said I knew kicks would come down and It's done. It's done, yeah.
And get sorted. This is So, I've got dishwasher, washing machine. Uh so, I don't have to wash pots.
Yeah. And yeah, I love it. It's lovely.
And I like the heat of the walls, and it's Yeah, it's a nice heat, isn't it? >> It's a lovely heat. We had it off the other day, would you believe it?
Yeah, cuz it was so warm. And these twin windows, I like those as well. Okay, brilliant.
They're very good. Yeah, no, it looks lovely. Do you like it?
Are you spending much time in the house? >> No, not now. I'm out of it.
You just wave to them. I think they Well, we sat up there last night having a drink of wine. Yeah, all right.
It was quite nice. But you know, they're there still. I'm here.
Yeah. I see them every day, you know, obviously. But yeah, yeah.
And the other daughter just lives up the road. Oh, does she? Yeah, Kilburn.
She's got a little house in Alec Kilburn. Yeah. So, it's all worked out quite at last.
Mhm. At last. We've just got to sort this garden out.
Yeah, you've got a bit to do in the garden, haven't you? Well, yeah, because uh when they dug it up, I don't know what they did. Is your son Is it your son-in-law, Richard?
>> My son-in-law, yeah. >> That's what he does, isn't >> Yeah, it just needs a lot of work on it now. >> Yeah.
Oh, we'll do it. Yeah. You know, this was the main thing, really.
Yeah. Yeah, I know. You've got it lovely.
Yeah, well, you know, I'm going to have a little patio set there, patio built there. Yeah. Have me a little set.
