Alex gives a video tour of a recently installed 24' x 17' Garden Studio Flat, covering how the flats are built, the electrics, kitchen layout, paths and internet.


Hi there! Iain here — hope you are well. Alex gives me a tour of a recently installed 24′ x 17′ Garden Studio Flat.

In the videos, Alex explains how the studio flats are put together, and looks at the conduit installed near the entry door for better access to the light switches and mains power. We all use lots of electrical items these days — our mobile phone chargers, table lamps, TVs, iPad chargers, laptops — so with this in mind, lots of double sockets are installed in all of our annexes and garden studio flats.

Alex also discusses the annexe kitchen layout and electrics, a temporary path solution which can be laid until you have a proper path installed, and how the internet is brought into your garden studio flat.

but yeah it's quite a journey which um is quite a walk on this one isn't it but nothing unusual for the guys to do and then you got the annex down at the bottom what size is this so this one's 24t by 17t so it's 2 8ts uh joined together 2 24 by 8 we have a little look inside so they haven't furnished yet no but you can see it's a bit it looks huge isn't it yeah so it's 24t so you got a 4T wall 8T opening 4 foot an 8 foot whether you're dealing old money or new money 2440 1220 2440 1220 okay so the idea of this one was to make it feel open plan so you've got this studio on this side and this studio on that side yep you can imagine they can do some wondrous things in here it's got so much space yeah they've almost got a um well they' still got the normal kitchen and yeah everything's and the bathroom everything's just standard as normal for bathroom and they have the uh as you say they've got so much space it's as supp they scratching their head about layouts yeah but'll work out we'll come back and see it when it's laid out yeah but yeah is is a big old GFF isn't it and it's the the sound which you a bit obsessed with sounds okay doesn't it yeah no it's not bad it'll be it'll get a lot better once it's finished but yeah okay that's lovely thank you

okay Alex you were just mentioning the the 8ot lentil yeah the the building can go quite can go 32t wide you go 36t wide if you wanted that' be wide but then your your openings these openings are always going to be 8T they can be lowered by putting a cupboard underneath the so they could be 6t or 4T yeah so they could be come down to 4T by putting shelves underneath here and here okay but it's always 8T and 4T walls that's what the whole Center section is made up of right so this is 8T then you got your 4ft wall 4T wall you got another 8ft section and got wot yeah wall and that's the bathroom is behind it but it's massive it's bu bigger than any room in my house oh isn't it it is a huge space it's 24t x 17 that's that would be deemed a very large living room if you were in a in a house yeah a very large bedroom yeah it's bigger than any room in my house and you can still use sliding doors to yeah you could divide this room from this room with if you needed privacy you could have some side doors here that would come across yeah yeah it wouldn't be difficult to to have doors and then open it up as you wanted yeah okay that's great thank you

just looking at this as well Alex the uh this is obviously the uh main door main door in and you've immediately got this Mega convenient uh little yeah started putting conures in so here's your light switch and you got another another socket right it can only be single sockets in yeah because of the width of it's 100 Mil by 50 mil conduit so we put in we brought the light switch cable out of the uh light track into here so Turns All the Lights On turns all means when you into the door you can turn the lights on immediately yeah it's Mega convenient yeah you know whereas sometimes it was a left turn over to the wall and you know and if you just walked up the garden it does does make sense to be able to turn the lights on really quickly like that so that switches the internal lights and the external pillar lights yeah yeah but the external pillar lights are P so what you so they could be left on approach yeah they'll come on right yeah great thank you

the other thing that's noticeable for me on this Annex uh Alex is that every available wall has a double socket yeah because it's easy so it it's silly not to put in as many double sockets as you can you know if there's a wall you can have them on these walls cuz this wall is wide enough oh okay the cable is in the middle of that wall and it's 110 mil and Beyond a drill piece ah right right this wall however because we don't want to lose space that's that that wall is a major part of the structure so it's strong right this wall is just a dividing wall it's doing nothing structurally it's just dividing this room from that so this wall is only 56 mil so we can't put cables inside that wall I see unless we have a method of protecting it from anything a drill piece going in in there so if we were to put a socket on an internal wall this is an internal wall that's a structural wall we would have to do it use a conduit so if you wanted an electric socket on this wall for whatever reason it's not saying it's not doable but yeah but it's not it's not going to look great it's going to be surface mounted but as you pointed out there's a double sock on every W one two three four five six seven eight nine double sockets around the room yeah 10 11 10 10 11 12 12 13 14 I don't think I've got any rooms in my house with 14 double usually have about four don't you but there is convenience for when you put in the bed there and all sorts yeah so it's it's it's well over speced if anything and that's that's a better thing is it rather than trailing four-way yeah extension leads okay that's great thank you

and just discussing light switches the well it was the Fitters that come up with this idea wasn't it they they've put the yeah light switch there yeah which turns on this the the undercovered light yeah yeah because previously I think that was on the main door was it yeah so it is Handy that you it's right next to the kitchen and then you can turn it on and then you have got a lot of people ask some USBS all right yeah yeah and did you count these sockets there two so you got USB sockets so you could put your uh equipment on charge and there'll be some USB sockets on the and then this is a fused out there so if you wanted to put an appliance in here for example you could run it off of the uh all right off the fused out there and then one here so cuz this cupboard curly this this cupboard or this cover will be swapped for an appliance so not the middle one because presumably because of the sink yeah because the sink so that's where we put your draw oh all right oh that's fantastic so that's your cut lry draw yeah so rather than having a drawer in here then if you decided to have an appliance say you wanted an oven there and a washing machine there you know I wouldn't recommend a washing machine because you want to stay and sillery to the house but if you want in another Appliance be a dishwasher and a an oven I mean you can have a washing machine or a tumble dryer you then we can wire them into there so they're ready so they're future proofed so that if you decided in the future actually Swap this coverboard so you would just take the cover down put turn it into an oven hous and you could put an oven in and wire it up all the electrics are already there future proofed okay and presumably that could also you could have a microwave there with that you could I you can take in they have a little knockout Point here and here see this thing here little so you can take a cable into there oh right that Circle I've never seen that never noticed that before that will come out and then you can take a flex into there you want to and then so you could put an induction H or a yeah microwave in there yeah an induction hob I would always put away and to you know if you're not using it put it away you know the induction hob or the toaster right and generally the fridge will go here microwave will go all right yeah it gives you more work Works Space yeah okay that's great thank you

you just mentioned there Alex about the fact that this is a long long Garden yeah uh to the studio and you've got a temporary path solution yeah it's just if you're going to uh put in the studio and for whomever it may be you obviously you know we're walking through this wet grass now and I feel you're getting wet and then you walking that into the studio you may not a ran a path up there and of course then you need a builder and we know how hard they are to find but we do a temporary path uh so it's on a roll so you roll it out I haven't got one with us but we'll attach it to this video but just demonstrates how we could have rolled out the path and then you could have walked up you'd have something in the meantime until you get a proper permanent solution yeah yeah so that that's the that's the plan of it so that you're not walking in the grass and in the mud yeah it's very wet today isn't it and of course as winter comes this and you're walking up here continually you get churned up more mud more mud so it's only a temporary solution it's not our solution and you may know a builder and get a path put in straight away if it's going to take a few weeks or a few months we could uh you could have this patter and then we could we could actually buy it back off you it's just a temporary solution you know that we use in the build our Fitters use them sometimes if we will come up here our Fitters will roll them out so that they're not getting the shoes use cakes in mud right and then we're not wrecking your lawn so but we'll show you a video of that when we get back to the workshop yeah okay

this has got a slightly different internet Alex is that right yeah so all we've done is uh we used to use TP links TP links work by you plug something in the house end and then you plug something in this end and the uh the it travels up through the Earth wire of the electrical connection Y and that give you a a connector so but it could drop in and out people complain that it wasn't as good so hard wirring with a hard wire from the existing property into their router all the way up to here to another router is by far the easiest way but it just means you've got to bring the cable up there's a lot more work though is it but remember we're already bringing a cable up we're bringing a cable for the annexes yeah in the annex yeah so we're bringing on the annex is we're bringing an electrical cable up and often you're bringing an electrical cable up so you might as well bring a TP not a TP but a six cat cable up with it into the studio it will work cuz you can live without the internet nowadays yeah no yeah it's Nightmare and it goes off yeah yeah no and it all works well okay thank you
