And, like every Booths building
A zero-maintenance exterior
Built from steel and UPVC — no external timber. It never needs painting or staining, so you are never left maintaining a building, and it keeps its just-installed look for the full 25 years.
The UK’s only 25-year guarantee
A 25-year structural guarantee on the building itself — not a one or two-year warranty. It is built, and warranted, to be used for decades rather than treated as a temporary garden room.
Portable — and still an asset
Every building is 100% portable. If your circumstances change it can be lifted out and relocated, or sold on, so it stays a resaleable asset rather than money sunk irreversibly into the house.
And finished the same inside — plastered walls, real flooring and full electrics, whether you buy or rent. See interior photos

Can I attach one of your garden studios to my house? That's a no, I'm afraid. Yeah.
Uh it doesn't comply with present building regulations to a house and the foundations and all the other things that that you would require, the height, the floor, that everything about it isn't compatible with uh I mean, I know people are building conservatories in that style, but it's not something we do and it's not something we're looking into. But we have installed studios extremely close. Yes, to houses.
So So they've got a walkway through and they've built a canopy between the two. So have they done that because their house door, if they're coming from the house into the studio, they would open the door inwards? Yes, so they open the door.
Step through, open the door inwards to the studio and Yeah. It's just a little step step through. Step through.
Yeah, and they've built a little bridge across, so they're just walking through. But you are leaving one building and entering another separate building. That's how you're getting round it.
Yeah, and lots of people have done that, but Yeah. Yeah, you just got to be careful that you've got your levels and everything correct when you do that. course, of course, yeah.
Okay, thank you.
How do I buy a garden annexe? Mentioned in the video
A £1,000 deposit reserves your installation date; you pay nothing more until the groundworks team arrives. Designers email floor plans and conduct a site visit to finalise the design, which must be confirmed 15 working days before installation.

I'll ask the next question, Alex. How do I buy a garden studio or garden annex? Uh so, once we've presumed that if a site visit was required or not required, but we've got managed to get you a floor plan and a costing and you're happy with the costing, and it details everything that you need to do on a office, all we ask for is a £100 deposit.
We do that. We never used to ask for any deposit. We only ask for £100 because it confirms that you do want the studio.
And it gets a date in the diary. Yeah. We have turned up at houses where they Oh, I didn't realize I'd ordered it.
Uh because they never paid the £100. They They said yes. I mean, we didn't get into any arguments.
We just went back home [laughter] with the studio and and sold it to somebody else. So, we take a £100 deposit on a small office, and we take a £1,000 non-refundable uh on the annex. It's a lot of work by the time you've placed the order for the annex.
So, once you're ready to go ahead and we've put that into action. Yeah. And that's a non- So, after that deposit, there's nothing payable until until we start the job.
Yeah. Um often when we start the job, what we do is we start taking £10,000 payments because that's what most banks allow you to to pay out. In what In one day?
Yeah. So, you know, we're often finished and gone, and you haven't paid for your whole studio. So, uh Yeah, we just start taking payment.
I remember some of our studios, even our annexes got in 3 days, and the studio has got in 1 day. So, I always feel that you need to be in control You're in control and we're in control. As I say, we don't like confrontations, so we don't do it.
Yeah. You know. Okay.
Thank you.
What external height is my garden annexe? Mentioned in the video
All annexes are 2,500mm tall, which falls within permitted development for garden structures.
What is included in the annexe price? Mentioned in the video
Groundworks (up to 20m), electrical connections, air-conditioning heating/ cooling, flooring, blinds and exterior lights — plus the 25-year guarantee.
Is my garden annexe insulated? Mentioned in the video
Yes — 90mm Ecotherm flooring and 90mm Actis wall/ceiling insulation. As an annexe faces weather on six sides, robust insulation is essential.
What's included in a garden annexe kitchen? Mentioned in the video
The kitchen is built around standard (IKEA-compatible) unit sizes with white gloss units and a grey worktop, and comes complete with sockets, an extractor fan and under-unit lighting. It's designed around 600mm appliance spaces, so you can fit an oven, a built-in fridge-freezer, a dishwasher or a washing machine. The whole kitchen arrives pre-built on a pallet and can be fitted — or removed and re-sited — in a couple of hours.
Listed building or AONB — can I still have an annexe? Mentioned in the video
Contact your council and emphasise the low carbon output — some planners have approved installations. Material samples are available on request.
Will I need planning permission for my annexe? Mentioned in the video
Annexes for a family member comply with the Caravan Act and qualify as permitted development, avoiding planning permission. See the Planning Permission page for the full conditions.
